Before You Rent

Renting in Queensland - Your Rights and Responsibilities as a Tenant in General Tenancies - Form 17A

Length of Tenancy

Typically lease lengths are now 12 months however on occasions 6 months or alternative end dates can be negotiated.

Lease Terms

Gold Coast Rental Properties will usually ask for extra lease terms relating to the following

  • Carpet Cleaning
  • Pest Control
  • Water usage

Condition Report

All tenants will be provided with an entry condition report that needs to be checked, signed and returned within 3 days of commencement of tenancy.

Rental Bond

In Queensland the maximum amount of bond that can be collected for rent under $300 per week is four weeks. Gold Coast Rental properties requires the four weeks bond to be paid before the tenancy begins and for a RTA form 2 to be signed which will be lodged within 10 days as per the act.

Gold Coast Rental Properties only accepts payment via:

Rental Rewards

Inspections

During your tenancy Gold Coast Rental Properties and the landlord (if desired) will give you notice for a routine four monthly inspection.

It is a good idea to bring up any non urgent maintenance issues at this meeting and that you keep the property in the condition expected. Any damage can and may be taken from your bond and any shortfalls claimed.

Ending a tenancy

Gold Coast Rental Properties will give you notice using a form 12
Tenants can give notice using a form 13
Breaches and rental arrears may also lead to early termination and possible compensation being sort.

Property Maintenance

During your tenancy you may need a tradesperson to attend to repairs. It is important that non urgent repairs be reported to the property manager during business hours who will arrange the tradesperson and access to the property.
